If I sell you my land, how does this process work? When will I get paid?
Once our team is in contact with you, they will conduct some additional due diligence on the property before giving you the finalized offer price. If you decide to proceed with the sale, we will use a title company to handle the transfer of title and the escrow payment of cash to you when the sale closes. The entire process start to finish typically takes about 4 weeks.
What type of business are you? What do you do with the land you Purchase?
We are a land investing business. We focus on purchasing land either to hold for long term appreciation or to improve the land and sell it to other users. For land in urban areas we may look to build on or develop it. For land in more rural areas we may be looking to establish potential building sites, bringing in roads and utilities or digging wells. We do not cut or sell timber so the land would be preserved in tact as much as possible.
Is there any obligation if I provide you with my information?
​Absolutely not. There is zero obligation to you in providing us information about your property and exploring whether you’d like to sell. Our team will contact you to discuss an offer for your property and from there you decide what’s right for you. We won’t hassle or harass you, it’s completely your decision.
How are you different from a real estate agent or land broker?
​We’re a direct buyer. We aren’t trying to find a buyer for your land, or list it with an agency. We will buy it directly from you with our own investment funds. There is no commission and no other fees in selling your land to us. If you were to sell with an agent or broker you could expect to pay 6-10% of the sale price in commission to the agent along with the closing and title costs for the transaction. With us you’ll get a fast, hassle free closing with no commissions or fees. The offer price is what you get paid.
I owe property taxes. Will you still purchase my property?
Most of the time we are able to reach agreements with sellers to split or otherwise pay back taxes within reason. Even if you owe a lot of back taxes, we can always negotiate a price that works for both of us to get you out from under that tax burden
Do I need to hire an attorney?
​We wouldn’t discourage anyone from seeking legal counsel, however attorneys are not necessary to sell your land to us. We use simple, easy-to-understand contracts with no fine print to make the transaction super transparent for you. If you do decide to hire an attorney we would be happy to work with them on the sale.
I inherited my property. Is that a problem if I want to sell it?
​That depends, as each situation is different. Typically inherited property can be sold easily. If there have been probate or other testamentary proceedings in court we can often close faster than if we have to probate a relative’s estate. If you’re not sure whether there has been probate (or an affidavit of heirship, etc.) your attorney should be able to help with that.
How do I know you’re legitimate? Do you have any referrals I can contact to see if you’re a legitimate business?
We aren’t able to give out contact information from previous clients in order to protect their privacy. We are in the process of collecting reviews from previous clients which will be posted to our website. We are a family owned and run company, and you can rest assured that we use reputable title agencies and closing attorneys with escrow to settle all land purchases so there is no risk to you.
